Residential Tenancy Agreement 8 IN WITNESS WHEREOl prevent the Landlord from subsequently enforcing any of the provisions of this Agreement. 30. ENTIRE AGREEMENT; MODIFICATION. This Agreement is the final, complete and exclusive agreement of the parch terms and conditions shall be applicable to a periodic tenancy. 29. WAIVER. TERMINATION. Residential Tenancy Agreement 7 (a) Either the Landlord or the Tenah may give rise to a liability pursuant to common law in Northern Territory. (c) The Tenant shall indemnify the Landlord against all liability in respect of injury or damage to any third person or thiing blockages caused by the negligence or misuse of the Tenant. (b) The Tenant shall notify the Landlord's Agent immediately upon becoming aware of any defects in the premises or any other matter whics or any other person on the premises with the consent of the Tenant. Without limiting the generality of the foregoing, the Tenant shall indemnify the Landlord's Agent for the cost of repairs to plumbe Tenant shall indemnify the Landlord's Agent for any loss or damage caused by failure to ensure that care is taken to avoid damaging the rented premises by the Tenant or its servants, agents, invitee Tenant agrees to pay the Landlord's Agent any excess premium imposed by the Landlord's insurance company in the event of damage to the premises or its fitting and fixtures. 27. LANDLORD'S RIGHT OF ENTRY The Landlord may, enter the premises in the following circumstances: (a) in the case of an emergency; (no notice is required) (b) to complete a condition report; (twalculated according to the metered amount of water consumed and there is no vi. minimum rate chargeable; any excess garbage or sanitary charges; and vii. viii. any charges for pumping out a septic syselectricity; ii. for gas; iii. for excess water used during the term of this agreement; iv. any other charge for water set out in the additional terms of this agreement if the charge for v. water is c taxes; iv. the cost of installing any meters to measure the supply of water, electricity or gas; and v. charges under any other Act for the residential premises. PAYMENT OF COUNCIL RATES, WATER RATES, LAND TA or assign their interest to another party. The Landlord cannot unreasonably withhold consent or charge for subletting or assignment, except for reasonable incidental expenses in doing so. 23. ALTERATION OF PREMISES The Tenant shall not undertake any structural or other alterations to the premises. 20. USE OF THE PREMISES (a) The TenENANCE INSPECTION OF THE PREMISES The Landlord's Agent shall undertake periodic maintenance inspections, of the premises on a six monthly basis. The Landlord's Agent shall provide seven (7) days noticailable ) by choosing the lowest of two (2) quotes available from such two(2) tradesperson . However the tenant can only claim costs that are equal or less than two (2) weeks rent. 18. PERIODIC MAINT cause injury to person or property. URGENT REPAIRS DURING A TENANCY Residential Tenancy Agreementdlord or its contractors may enter the premises to carry out structural repairs and/or improvements deemed necessary by the Landlord, where 24 hours prior notice has been provided to the Tenant. CLEANLINESS OF THE PREMISES (a) . The Tenant is responsible for any consequent cleaning and repair of carpets, walls drapes, cupboards and doors, and for the maintaining of noise levels acceptable to neighbours. (e) The Landlord or it is an obligation of the Tenant to NOTIFY the Landlord's Agent IMMEDIATELY before any repairs are commenced. (d) The Tenant is responsible for any damage incurred by people who come to the premiseshe premises as soon as the Tenant becomes aware of the damage. DAMAGE TO THE PREMISES (a) The Tenant shall make sure that care is taken to avoid damaging the premises.
