This Agreement is the final, complete and exclusive agreement of the parties with respa periodic tenancy. 29. WAIVER. LANDLORD'S RIGHT OF ENTRY The Landlord may, enter the premises in thor water set out in the additional terms of this agreement if the charge for water is calculated according to the metered amount of water consumed v. and there is no vi. minimum rate chargeable; vii. es under any other Act for the residential premises. The Landlord's Agent shall provide seven (7) days notice to the Tenant prior to undertaking such inspection. 19. ALTERATION OF PREMISES The Tenant shall not undertakt can only claim costs that are equal or less than two (2) weeks rent. 18. PERIODIC MAINTENANCE INSPECTION OF THE PREMISES The Landlord's Agent shall undertake periodic maintenance inspections, of thant can have the work done by a licensed tradesperson (if nominated tradesperson is not available ) by choosing the lowest of two (2) quotes available from such two(2) tradesperson . URGENT REPAIRS DURING A TENANCY Tenant must notify Landlord as soon as possible if there are any repairs required. CLEANLINESS OF THE PREMISES (a) The Landlord's Agent shall make sure that the premises are in a reasonably clean condition on the day on whioors, and for the maintaining of noise levels acceptable to neighbours. (e) The Landlord or the Landlord's Agent shall not be obliged to re-instate the premises in the event that the premises are dested. (d) The Tenant is responsible for any damage incurred by people who come to the premises.
